Home Ground Real Estate’s Rental Management & Procurement Service: Simplifying Landlord Responsibilities


Managing tenants can be a time consuming and intricate process, requiring consistent attention to ensure a smooth and profitable renting experience. From credit checks, monthly invoicing, coordinating maintenance, and conducting interim inspections, the responsibilities can quickly become overwhelming.

Rental Management

Our Rental Management Service takes away the hassle and stress of the entire process, allowing landlords to focus on their property investments and other responsibilities. Below is a detailed description of our service offering:             ​

  • When the tenant moves in, they communicate directly with Home Ground Real Estate regarding any administrative and maintenance issues.
  • We will provide the tenant with access to an app from which they can log maintenance tickets, etc.
  • We will provide the landlord with access to an app from which they can approve maintenance tickets, view trust account balances and financial performance of their property/portfolio of properties (returns on investment etc).
  • Debt Management
  • We coordinate the maintenance on the landlord’s behalf where necessary.
  • We issue the tenant with a monthly invoice – including their rent and any utilities.
  • Paying all monthly expenses pertaining to the management of the property. This is up to the landlord. We can pay all utilities, levies, and rates on their behalf or the landlord can pay these directly themselves.
  • Paying across to the landlord by the 6 th of each month, the residual in the Trust Account, after rentals have been collected and expenses paid out.
  • We issue a monthly statement to the landlord.
  • We can do interim inspections of the property if required. More specifically, after any contractor/s have done any work, to approve/reject payment of their account/s.
  • Keeping contact with the tenants and continually trying to keep them happy.
  • Encourage sitting tenants to renew their lease.
  • The cost associated with this service is 5% + VAT

Procurement

  • Home Ground Real Estate performs a credit check on the client.
  • We collect a deposit and the first month’s rent from the tenant. This will be kept in a trust account on behalf of the landlord/tenant until completion of the lease.
  • We sign a lease with both the tenant and landlord.
  • Provide Home Owners Association with details of tenant for access cards/remotes etc.
  • We arrange the key handover and entry inspection with the tenant.
  • We perform all marketing-related actions for your property.
  • Photography for property listing and marketing purposes.
  • We conduct all viewings with potential tenants.
  • Estate familiarization with tenant.
  • The cost associated with this service is 8% + VAT.
